Domestic EPCs

 
Energy Performance Certificates (EPCs) are required when any building is rented or sold. They are valid for 10 years, can be used for all new tenants in that period and can only be issued by an official accredited Energy Assessor

EPCs give information on a building's energy efficiency in a sliding scale from 'A' (very efficient) to 'G' (least efficient). Because ratings are standard, tenants can easily compare the energy efficiency of one property to another. Ratings are influenced by type of property, its age, layout, construction, heating, lighting and insulation. The typical rating for a property is D or E.

Every EPC also has a recommendations report showing how you could improve the rating and make the property more attractive to tenants.

An EPC gives information about a property's energy efficiency. You must give a copy to prospective tenants when they view a property, when they ask for any written information about a property and before any rental contract is signed.

EPCs are required for self-contained properties only. They are not necessary when a tenant rents a room and shares facilities.

 
 
How are EPCs calculated?
 

During the visit our assessor will need to conduct a brief but thorough survey of your property to record the details the software uses to calculate the energy rating, including:

 
  • The age and floor area of the property
  • The length and thickness of the external heat loss walls
  • Cavity wall insulation type
  • Roofspace insulation and depth
  • Make, model and age of central heating boiler and flue
  • Method of heat radiation (radiators, under floor etc)
  • Number of thermostatic radiator valves (TRVs) and/or fireplaces
  • Form of any other secondary heating
  • Type if windows and type, age and extent of double glazing (if any)
  • Number of low energy light fittings
  • Details of mechanical ventilation and air conditioning systems
